(a) Rate expressed is the Note Rate, for a 15 year loan, actual APR is 3.71% calculated using a loan amount of $726,525 and standard estimated closing costs.
(b) Rate expressed is the Note Rate, actual APR is 4.29% calculated using a loan amount of $1,000,000 and standard estimated closing costs.
(c) Rate expressed is the Note Rate, actual APR is 5.14% calculated using a loan amount of $250,000 and standard estimated closing costs.
(d) Adjustable Rate, the initial rate will be 4.5% for the first 6 months (promotional rate), thereafter will adjust monthly to match the Prime Rate at that time. The minimum rate of 4.5% (floor) and maximum rate of 16% (ceiling). Payments are “Interest Only” during draw period of 10 years, then amortized principal and interest for remaining term of 15 years. Prime Rate is currently 5.50%, initial APR is 5.59%.(e) Adjustable Rate Mortgage (7/1 ARM), the initial interest rate is 3.500% for the first 7 years. Thereafter, the Rate will adjust annually based on the index plus the Margin. The index is the Constant Maturity Treasuries (CMT) and the Margin is 2.75%. As of 5/23/19, the CMT index was 2.32%. The Rate may not increase more than 2% per year (adjustment cap) and not more than 5% greater than the initial Rate for the life of the loan (Lifetime Cap). The APR is 4.80%.
(f) Adjustable Rate Mortgage (5/1 ARM), the initial interest rate is 3.250% for the first 5 years. Thereafter, the Rate will adjust annually based on the index plus the Margin. The index is the Constant Maturity Treasuries (CMT) and the Margin is 2.75%. As of 5/23/19, the CMT index was 2.32%. The Rate may not increase more than 2% per year (adjustment cap) and not more than 5% greater than the initial Rate for the life of the loan (Lifetime Cap). The APR is 4.87%.
